Why it exists
Working out whether a block of land stacks up has traditionally meant paying for several separate opinions before you know whether the site is worth an offer — a planner for what's allowed, a surveyor for what fits, an agent for what it sells for, and a spreadsheet to tie it together. That cost is fine on a site you end up buying. It's dead money on the nine you look at and reject.
GoSiteHunt does that first pass in about a minute, so the expensive advice gets spent on sites that have already survived a numbers check. It is a screening tool, deliberately. It is designed to tell you which sites deserve real due diligence — not to replace it.
How the numbers are produced
Reports are computed, not written by hand and not guessed. For a given address the engine assembles:
- Planning — zone and overlays from the relevant government planning source for that jurisdiction.
- Parcel — area, frontage and shape from the state or national cadastre.
- Yield — what physically fits, tested against the controls that apply to that zone rather than a generic rule of thumb.
- End values — derived from recorded sales evidence where it is available for that market.
- Residual land value — end value less build cost, fees, contingency, finance and margin, producing a maximum land price the site can support.
GoSiteHunt works in 35+ countries. Australia, the UK, the US, Canada, New Zealand, Ireland, and markets across Europe, Asia, Latin America and Africa — each running on that jurisdiction's own government planning, parcel and sales data, not a single recycled dataset. Where data is thin, we say so: depth depends on what each government publishes and what we are licensed to display, and Australia is where ours runs deepest. Every figure in a report carries its source and date, and estimates are labelled as estimates. A number without a source behind it is worse than no number.
What GoSiteHunt is not
It is not a valuation, a planning approval, legal advice, tax advice or a finance approval, and it is not a real estate agency — we never act for a buyer or seller or handle a sale. Formal decisions still need surveyors, planners, architects, engineers, valuers, accountants and lawyers as appropriate. Our job is to get you to that point faster, on fewer wasted sites.
