Key takeaways

  • Southwark’s register records permission issued on 24 June 2026.
  • The scheme includes approximately 360,000 sq ft of space, including 245,000 sq ft of specialist laboratories.
  • The 25 August announcement is a later confirmation of the June permission.

The permission and its date

Snowsfields Quarter has secured full planning permission for a life-sciences development beside Guy’s Hospital in London Bridge. Southwark’s application register records a granted decision for 25/AP/0772, issued on 24 June 2026.

That followed the committee’s October 2025 resolution. Reef + Partners announced full permission on 25 August 2026, while Guy’s & St Thomas’ Foundation confirmed the milestone after agreement of the Section 106 obligations. The June date is the issued planning decision; August marks the later public announcement.

Research space with neighbourhood uses

The project provides approximately 360,000 sq ft of space, including 245,000 sq ft of specialist laboratories. Guy’s & St Thomas’ Foundation is working with Oxford Properties and Reef + Partners, with Allies and Morrison and DSDHA in the design team.

The application covers three new buildings, retail, community performance space and a public house, together with public-realm and highway improvements. The council projects 890 jobs; that is an employment estimate rather than a count of jobs already created.

GoSiteHunt analysis: read the milestone precisely

The scheme combines specialist employment space with uses serving the surrounding neighbourhood. Its planning history also shows why a committee resolution, an issued permission and a developer announcement should be recorded separately. Full consent establishes the planning position; construction progress needs its own evidence.
