Your assumptions (each is a share of the whole area) Assumption — change itStreets, alleys and their right-of-way. We hold no cited figure, so this starts blank. Assumption — change itParks or common open space your city asks for. Blank counts as none. Assumption — change itDrainage, detention or easements. Blank counts as none. Arlington's small-lot rules ask for 35% common open space; state law caps it at 30% (§211.055): planner check.

It counts lots by area only. Lot shape, streets layout, slope, flooding and your city's rules still apply (Planner check needed).

How many acres is that?

One acre is 43,560 sq ft, about 0.4047 hectares. SB 15's 5-acre tract is 217,800 sq ft, about 2.0234 hectares.

The rules we use

Each line cites its section on the official code on statutes.capitol.texas.gov, read on 1 Nov 2026. SB 15 is Chapter 1127 of 2025.

SectionWhat it says
Local Government Code §211.052(a)(2)(B)Only a tract of 5 acres or more.
Local Government Code §211.054(1)(A)The city must allow lots of 3,000 sq ft; it can't require bigger.
Local Government Code §211.054(1)(B), (C)It can't require a lot wider than 30 ft or deeper than 75 ft.
Local Government Code §211.055(a)(1)On a lot of 4,000 sq ft or less: setbacks no more than 15 ft front, 10 ft rear, 5 ft sides.
Local Government Code §211.055(a)(5)No more than 30% open space or permeable surface.

The 3,000 sq ft lot is the most a city can require. The 30% open space cap is per lot, so it doesn't cut the count.

Arlington's rule: Arlington Unified Development Code, amended through Ord. 25-059 (City PDF), Section 5.5.6. Arlington's small-lot rules ask for 35% common open space; state law caps it at 30% (§211.055): planner check. See Arlington's zones.
