At around 1.3% gross, rent barely registers against the $5,000,000 median — this is an end-value-led market. A feasibility in Toorak stands or falls on the sale price of the finished product, and holding costs bite harder while you build. The median moved -16.7% year-on-year on 23 sales — a softening tape can mean negotiating room on the land, but re-check end values on the way down before banking the discount.
