At roughly 5.4% gross on bond-median rents, Banana sits at the stronger end of the yield spectrum — the rent side genuinely supports a feasibility here, rather than the end value having to carry the whole case. The median moved +16.1% year-on-year on 75 sales — momentum is real, but never pay for it twice: if the asking price already banks the growth, the residual land value has to be run on today's evidence, not the trend line.
