A gross yield around 8.1% is unusually strong for Postcode 2829 to be showing on bond-median rents — rental demand does a lot of the heavy lifting here, which is what makes hold-based schemes (dual occupancy, build-and-retain townhouses) easier to pencil than in yield-thin markets. Note the shallow bond sample behind the rent medians — small-sample medians can move sharply between quarters, so verify asking rents before relying on them.
