What the data suggests for developers.

A gross yield around 6.5% is unusually strong for Postcode 2400 to be showing on bond-median rents — rental demand does a lot of the heavy lifting here, which is what makes hold-based schemes (dual occupancy, build-and-retain townhouses) easier to pencil than in yield-thin markets. Median growth of +9.8% year-on-year on 58 sales reads as steady rather than speculative — a reasonable backdrop for a scheme that still has to work at today's end values.
