Bond-lodgement medians from the NSW Fair Trading Rental Bond Lodgement data © State of New South Wales (CC BY 4.0), April 2026 to June 2026 bond lodgements (3 months). "Low sample" = the count is masked or small at source; treat those medians with care.
At around 2% gross, rent barely registers against the $3,480,000 median — this is an end-value-led market. A feasibility in Postcode 2067 stands or falls on the sale price of the finished product, and holding costs bite harder while you build. The median moved +16% year-on-year on 39 sales — momentum is real, but never pay for it twice: if the asking price already banks the growth, the residual land value has to be run on today's evidence, not the trend line. All of the above is area-level screening, not advice: a specific parcel lives or dies on zoning, overlays, frontage, and the end value of what it can actually carry.
This page is postcode-level screening. For one property — zoning, what could be built, what a developer could pay — run a GoSiteHunt site check, screen it with the free Deal Killer Checklist, or see how many units fit on a block.

Postcode-level — the finest granularity NSW publishes under an open licence. (Suburb-level sale prices exist only in the Valuer-General's PSI files, which are CC BY-NC-ND and deliberately not used here.) Sale medians are non-strata (house) sales. Indicative gross yield = headline weekly bond median × 52 ÷ sale median — a screening ratio, not a valuation input.
