At around 2.1% gross, rent barely registers against the $3,775,000 median — this is an end-value-led market. A feasibility in Postcode 2031 stands or falls on the sale price of the finished product, and holding costs bite harder while you build. The median is broadly flat year-on-year (+2.7% on 38 sales) — flat tape rewards accurate buying, because there is no rising market to bail out an overpaid site.
