At around 2.1% gross, rent barely registers against the $3,680,000 median — this is an end-value-led market. A feasibility in Postcode 2021 stands or falls on the sale price of the finished product, and holding costs bite harder while you build. Median growth of +10.9% year-on-year on 58 sales reads as steady rather than speculative — a reasonable backdrop for a scheme that still has to work at today's end values.
